Rental Policies

By booking with Edgewater Beach Condominium, you have agreed to the following Rental Policies:

PARKING
Edgewater has two parking garages located beneath the complex. Vehicles must be parked according to their heights. If your automobile meets clearance standards for either garage it must be parked within and cannot be parked in an outdoor space. During peak periods, parking spaces are limited: 1 and 2 bedroom condos receive two parking spaces, 3 bedroom condos receive 3 parking spaces. All vehicles are issued parking hangars at check-in and must be visible at all times while on the property. Although our parking is gated and patrolled overnight, Edgewater is not responsible for damages or stolen property.
Upper parking garage – 5’8” clearance
Lower parking garage – 6’ clearance
Outdoor parking – all vehicles over 6’ tall
***RENTERS ARE NOT PERMITTED TO BRING/USE/OPERATE GOLF CARTS ON EDGEWATER PROPERTY FOR ANY REASON.*** 
Violators will be towed at the renter’s (or owner’s) expense.

CANCELLATIONS
Once your reservation has been confirmed, any adjustment in dates (arrival and/or departure) or unit change is considered a cancellation. If you must cancel your reservation, please contact Edgewater Beach Reservations Department as soon as possible. If you HAVE purchased the CSA Travel Protection Insurance please contact CSA directly (1-866-999-4018) for information regarding any possible refund. If you DID NOT purchase the CSA Travel Protection Insurance you will forfeit all payments made. For monthly rental policies, please see section entitled “Monthly Bookings”.

CHECK-IN/CHECK-OUT TIMES
Check-in time is between 4:00pm and 5:00pm. We cannot guarantee check-in by 5:00pm. We ask for your patience and suggest that you have alternative plans between 4:00pm and closing in case the unit is not yet ready. All units must be inspected by housekeeping management before being released to the guest. Late arrivals will be admitted to the unit by on-site security at the front gate guard house. Check-out is at 9:00am and is strictly enforced. No late check-outs will be given, no exceptions. Guests who fail to fully evacuate the unit by 9:00am will be billed the equivalent to half of the daily rate.

ADVANCE RENTAL PAYMENTS
An advance payment is due at the time of booking. Advance payments are applied to your total rent and the remainder is due in form of a final payment 30 days prior to arrival. Advance payments must be made by VISA, MasterCard, American Express or Discover cards. Cash or checks are accepted if making a reservation in person, at the Edgewater front office. Advance rental payments are only refundable through your vacation protection plan with CSA Insurance Services. If you opted out of this coverage, there will be no refunds through Edgewater Beach Condominium or CSA. Advance payments are placed in an interest-bearing account with interest payable to the Edgewater Beach Owners' Association, Inc.

RENTAL PAYMENTS & FINAL PAYMENTS
Rental payments can be made at any time prior to the final payment due date. Final payments must be made by calling the Edgewater front office at 1-800-822-4929. Final payments may be made by VISA, MasterCard, American Express or Discover cards. If mailing a check for final payment, it must be received 30 days prior to arrival. Checks must be made payable to “Edgewater Beach Condominium” and sent to:

FINAL RENTAL PAYMENTS ARE DUE THIRTY (30) DAYS PRIOR TO ARRIVAL. FAILURE TO PAY IN FULL BY THE END OF BUSINESS (6PM CENTRAL TIME) ON THE DUE DATE WILL RESULT IN AN AUTOMATIC DRAFT FROM THE CARD THAT WAS USED FOR THE ADVANCE PAYMENT. IF THE CARD IS DECLINED, THE RESERVATION WILL BE CANCELLED AND IS SUBJECT TO THE CANCELLATION POLICY. TO PROTECT AGAINST THE LOSS OF YOUR PAYMENTS, CSA TRAVEL INSURANCE IS STRONGLY RECOMMENDED. NO REFUNDS WILL BE GIVEN BY EDGEWATER.

PROPERTY DAMAGE
In order to provide our guests with the best vacation possible, we ask that all damages and/ or maintenance issues be reported upon arrival to the front office. Every effort will be made to correct the issues in a noninvasive and efficient manner. An active credit card is required to maintain the reservation and the integrity of the unit. Upon arrival you be given an agreement to sign. By signing said agreement you agree that you are responsible for reporting any damage found in the vacation rental to the front office upon check-in, and waive your right to dispute any charges that are made to your credit card regarding this policy. In your arrival packet you will be given a damage report form for you turn in, in the event that you find something that needs attention. For your protection, please take the time to fill out the damage form if you find anything wrong as soon as possible, do not wait until check-out to let us know. Any willful destruction of Edgewater property will result in immediate eviction with no refund.

TRAVEL INSURANCE
Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Trip Cancellation and Trip Interruption coverage is available for events such as a sickness or injury of yourself, family member or traveling companion; flight delays due to adverse weather; interruptions of road service; terrorist acts; and mandatory evacuations. The plan also includes other valuable coverages such as Medical and Dental, Baggage, and Emergency Assistance and Transportation in addition to useful services such as identity theft, concierge and 24/7/365 emergency assistance. We strongly recommend you purchase this valuable protection. This is automatically calculated into the rental rate upon booking. While this insurance is optional, we strongly recommend it to protect your investment from unforeseen events. Please remember that no refunds of any kind will be given unless you purchase this insurance.

TAX AND FEES
All reservations include 12% sales tax and a non-refundable administrative fee. The fee applies to each separate “stay”, even if multiple stays are booked simultaneously. This fee is automatically added to a reservation and will appear as a separate line item in the guest’s confirmation. All taxes and fees are subject to change.

AGE REQUIREMENTS – FAMILY RENTALS ONLY!
At Edgewater we take pride in being one of the premier family destinations on the Emerald Coast. Unfortunately, reservations are not accepted for vacationing students or singles (under age 25) unaccompanied by a parent or legal guardian. Underage drinking and/or partying are not allowed in any of the rental units. Edgewater requires at least 1 parent or guardian per every 2 individuals under age 25 and they must occupy the condo for the term of the stay. All violators will be evicted with all rental payments being forfeited. Reservations obtained under false pretense will be subject to forfeiture of all payments and the party will not be permitted to register. This policy is strictly enforced, no exceptions!

SMOKING
All of our condos are non-smoking. This includes the balcony or patio. You will incur a minimum charge of $350.00 for carpet cleaning and deodorizing of any evidence of smoking if found in your unit. Smoking is permitted only in designated areas on the property. 

ADDITIONAL CHARGES
Additional charges will apply to any Gate Cards or Pool Tags that are not returned. Pool Tags are only issued during peak seasons. Gate Cards are $50 plus tax each; Pool Tags are $5 plus tax each. Please make sure you turn them in upon check-out to either the front desk, or the drop box at the back of the office, or the drop box located on the first floor by the main elevators. Un-returned or damaged rental equipment may also result in a fee for replacing the item(s).

BALCONIES
It is a felony in the State of Florida to throw anything from a high-rise building. Any object thrown is considered a lethal weapon. Laser pointers or any other disruptive devices are not allowed. Please do not hang towels or swimwear over the railings. Do not crawl from unit to unit using the balconies.

BEACH RULES
Edgewater Beach Condominium strictly enforces all rules of our private beach. Each guest of Edgewater must have a wristband identifying themselves as guests of Edgewater to be on our beach, or to use our volleyball net.

  • No glass allowed on the beach.

  • No tents or canopies allowed on the beach.

  • No personal umbrellas. Personal chairs must be behind resort chairs.

  • Resort umbrellas are not to be moved.

  • No loud music allowed on the beach. If you have music on the beach, make sure it does not disturb your neighbors.

  • Walton County uses a flag system to designate the water conditions. For your safety, please observe these warnings.

  • Beach chairs my not be reserved by placing towels or other personal items on them. You must be present on the beach to save your chairs. Any personal items placed on chairs to reserve them will be removed by beach attendants if the guest leaves the beach.

  • Each personal is responsible for removing their own trash from the beach. Proper receptacles are provided for trash disposal.

  • Mandated by the State Turtle Regulations, no items are to be left on the beach overnight

  • If you dig holes in the sand, you must fill them. Not only is it mandated by the State Turtle Regulation, but it is also dangerous to all who walk the beach after dark.

  • If you experience a problem, please report it to the Beach Service attendant first. If your problem is not resolved, please contact the front office for the property manager, or the off-duty sheriff.

  • Beach attendants do not make the rules, management does.  BEACH ATTENDANTS WORK FOR TIPS ONLY.  Please treat them with the same respect as you would want your child treated if they were working a summer job for tips. They are the best on the beach.

  • Please observe social distancing.

BEACH SERVICE
Daily and weekly rentals during the Spring Value, Summer Season, Late Summer Season and Fall Value seasons (March 1 through November 1) are provided with one complimentary beach set up each paid day of the stay. Additional set ups may be purchased from the Beach Service. Complimentary beach service is not provided to monthly rentals or guests of owners.

CLEANING
Daily housekeeping service is not included in the rent. Rental Units will be cleaned to quality standards after departures and inspected before your arrival. Renters are responsible for cleaning of the unit during their stay and for leaving the unit in good condition at check-out. Should the unit be left unnecessarily dirty, you may be subject to additional charges (minimum of $50).

CONSTRUCTION
Edgewater Beach Condominium cannot predict construction plans in the area and therefore cannot be held responsible for any inconvenience. No refunds can be given in the event of construction.

EARLY DEPARTURE
No refund will be given for early departure, late arrival, or inclement weather.

FITNESS CENTER
State-of-the-art fitness center is available on site for those guests age 18 or older. Guests under 18 are not permitted in the fitness center, even if supervised. NO EXCEPTIONS!

GRILLS
No gas, propane or charcoal grills are allowed on balconies or anywhere on Edgewater property. Electric grills are permitted. There are three natural gas grills for guest use located by the Riviera Room at the north end of the building and are on a first come, first serve basis. Long reach (or utility) lighters must be used to ignite the grills and can be checked out at the front office or from the security guard.

HURRICANE POLICY
Should a hurricane or tropical storm threaten our area we will receive evacuation instructions from the National Hurricane Center and our local governing officials. If the “Mandatory Evacuation” order is given, refunds will only be given by CSA Travel Protection if you have purchased coverage before the storm was named. Edgewater Beach Condominium will not issue refund of any rent payments.

LINENS/TOWELS/SUPPLIES
Although linens are furnished, please bring your own beach and/or pool towels, as supplies are not to be removed from the unit. Every unit is equipped with a washer and dryer. Additional linens and towels are not provided. Guests will need to provide their own paper items, trash liners and cleaning supplies. An initial set up of trash liners, bathroom tissue and facial soap is provided. Should this supply run out during your stay, please provide your own supplies.

MAXIMUM NUMBER OF GUESTS
Rental units have a maximum number of occupancy, depending on size. 4 guests in a 1 BR; 6 guests in a regular 2 BR; 8 in a 3 BR; but this may be altered depending upon the unit’s bedding arrangements. Persons over the age of 2 are considered a guest.

MINIMUM NIGHT STAY
There is a three-night minimum stay. Based on availability, a stay of less than the minimum may be arranged. A short-stay fee will be in effect and quoted at the time the reservation is made. Some seasons and units may be limited to 7-day rentals only (Saturday through Saturday).

MONTHLY BOOKINGS
Monthly rates are available during the Winter Season (November – March). Monthly rentals apply only from the 1st calendar day of the month to the 1st of the following month. Advance rental payment is required for each month at booking and will be deducted from the corresponding month’s balance. Monthly guests are eligible to receive CSA Travel Protection Insurance but must be purchased for each month of stay. Any changes to the reservation(s) or cancellations will forfeit the advance payment amount. Changes to reservations may include but are not limited to: changing the dates of your stay or changing your unit. Monthly rentals are subject to the same policies as short stay guests. Final rental payment is due 30 days prior to your check-in date.

ONLINE RESERVATIONS
Reservations booked online will be confirmed by telephone from our reservation office within 48 hours. If we are unable to reach you the reservation will be cancelled, and a credit made to your credit card in the amount of your advance payment minus the nonrefundable booking fee. Units will not be held beyond 48 hours for unconfirmed on-line reservations.

PET POLICY
No pets are allowed on premises or in rental units. If pets are found on the premises or in the rental units, you may be subject to additional cleaning fee, immediate eviction, and forfeiture of any payments. You may also incur additional charges for carpet cleaning and flea spray. Only Edgewater Homeowners may have pets on the premises.

POOL RULES
Edgewater Beach Condominium strictly enforces all rules of our private pool. Each guest of Edgewater must have a wristband identifying themselves as guests of Edgewater to be on our pool deck.
WARNING: Pregnant women, small children, people with health issues or people using alcohol, narcotic, or other drugs that cause drowsiness should not use the Spa/hot tub without first consulting a doctor.

  • NO DIVING.

  • Hours are 9am to 11pm.

  • Swim at your own risk.

  • Shower before entering pool or spa/hot tub.

  • Children under the age of fourteen (14) must have adult supervision at all times.

  • No running on pool decks.

  • For safety, diaper age children must wear swim diapers. Failure to comply could result in a charge of no less than $500. If accidents occur, the pool will be closed to everyone for at least twenty-four (24) hours while staff removes any fecal matter, re-treats and monitors the chemical balance in the pool.

  • No cutoffs.

  • No large floats, rafts, or surf boards.

  • Chairs and loungers may not be reserved with towels.

  • Animals are not allowed in the pool, spa, or on the deck.

  • No food or beverages within four (4) feet of pool or Spa, per Health Department code.

  • Maximum Spa temperature is 104F.

  • Do not swallow the pool water.

  • In case of emergency, dial 911.

  • Absolutely NO person under the age of fourteen (14) allowed in the spa.

  • No loud music allowed in the pool area. If you have music in the pool area, make sure it does not disturb your neighbors.

  • Please observe social distancing.

RATES, DISCOUNTS & SPECIALS
Rates are agreed upon by the Edgewater Homeowners’ Association, Edgewater Board of Directors and the Edgewater Rental Company. These rates are non-negotiable per contractual obligations between all groups listed herein. We reserve the right to correct rates that may have been misquoted due to human and/or computer error. Occasionally, approved discounts and specials are made available and can be found on the official Edgewater website www.edgewaterbeach.com/deals. Restrictions may apply to published specials, always contact the Edgewater front desk for details. Discounts are limited to published specials only. All published rates are subject to change without notice.

REFUNDS
No refunds will be issued by Edgewater Beach Condominium. All information regarding refunds must be directed to CSA Insurance Services provided the insurance plan was purchased. If CSA Travel Protection Insurance was declined, no refunds of any kind will be given. Please refer to our cancellation policy.

RENTAL EQUIPMENT
Athletic equipment (basketballs, golf putters, volleyballs, etc.) are available for use from the front desk. Cribs, high chairs, and other items can be rented from area companies – contact the front office staff for more information.

REPAIR AND MAINTENANCE
Occasional repair or maintenance to units or contents therein may be required during your stay. Edgewater’s Maintenance Staff reserves the authority to enter units with or without permission of rental guests. If entry is required, every attempt will be made to contact guests for notification unless the repair to be done is routine (changing air filters, smoke detector batteries, etc.) or time sensitive. If service to be performed requires the assistance of an outside party, an Edgewater Maintenance representative will be present. Edgewater Maintenance is on the property from 8am until 5pm. After hours maintenance is provided for emergencies or time sensitive issues.

UNIT NUMBER
Edgewater reserves the right to change your rental unit number if needed. Should your unit need to be changed, you will be contacted and notified of the situation.

MISCELLANEOUS ITEMS

  • Quiet hours are from 10:00pm to 8:00am please be considerate of your neighbors.

  • There is a security guard on duty 7 nights a week from 6:00pm to 6:00am. If you should have any problems after the office closes for the night, please contact the security guard.

  • Parents / Guardians must supervise their children at all times for their safety.

  • Please help us keep the appearance of our resort beautiful. Clothing, towels, and any other items should never be hung from the balconies or the walkways.

  • Please keep the sliding glass doors to your balcony closed. When the balcony door is open, the draft created when the front door is opened causes a situation potentially hazardous to people and property. Doors left open can also result in temporary or permanent damage to the A/C or heating unit.

  • Fighting, fireworks, water balloons, laser pointers or anything else that can cause injuries to guests are not allowed on Edgewater Beach property. Any renter/guest who violates these will be evicted with no refund of rent or deposit.

  • No skateboards

  • No Razor scooters, or similar scooters

  • Drones are not permitted on Edgewater property unless prior approval is given by the General Manager

  • Foul language and/or aggression/threats toward employees, guests or owners will not be tolerated

  • Underage (under 21) possession and/or consumption of alcoholic beverages on the premises will be grounds for immediate arrest by the Walton County Sheriff’s Department and is grounds for immediate eviction with no refund.

VIOLATION OF POLICIES AND RULES
Edgewater Beach Condominium reserves all rights to evict guests in violation of the policies above, as set forth in Florida Statute 509.141(1), with forfeiture of all monies paid. Edgewater Beach Condominium shall, either orally or in writing, notify the guest that they are required to immediately depart the premises as provided in Florida Statute 509.141(2). Walton County Sheriff’s Office shall enforce Edgewater Beach Condominium’s rights as provided by Florida Statute 509.141. Edgewater Beach Condominium reserves the right to refuse future reservations to any guest who has violated rental policies and rules in the past.
